Phase Inspections on New
Homes
The subsequent price list reflects 3 visits to the inspection site
under the following specific stages of the building process:
Framing Inspection: This process covers the structural
components, roof truss, and sheathing systems (H-clips), diagonal
bracing, concrete foundations, anchor bolts, sill plates, rafters and
ceiling joists, top plates, door and window framing, wind shear
bracing, hangers, supports and fasteners, stairway framing and 2nd
floor (when applicable), utility entrances, and drainage systems, etc.
Pre-Drywall Inspection: This process covers the rough-in
installation of the electrical wiring (switch, outlet boxes/supports,
main service panel), plumbing supply piping and DWV (drain, waste, and
vent piping), HVAC (heating, ventilation, and air conditioning)
systems/supports (restrictions if any), window, door, roof and counter
flashings, fireplace installation and fire-proofing (when applicable),
sealing the roof, attic ventilation, insulation and sealing, house
wrap, etc.
Final Walk-through Inspection: This process covers testing of
all the major components - electrical, main service panel, breakers,
amperage and conductor ratings, receptacle polarity, GFCI and
arc-fault systems, lighting, exhaust vents, single and 3-way
switching, HVAC, natural gas or electric furnace (air-handler),
compressor (air-conditioning), freon lines, condensate lines
(condensate drip pans) and proper drainage, thermostats (control
only), heat-pumps, ventilation, ductwork, filtration system,
registers, plumbing, water heater (natural gas or electric), including
proper ventilation (for all gas appliances) and TPR (temperature,
pressure, relief valve) discharge line, main shut-off valves, supply
pressure measurements, plumbing fixtures, drains and p-traps, disposal
and dishwasher units, doors, cabinets, drawers, counter tops, faucets,
anti-siphon devices, main water meter, stairs, hand-railings, balcony
railings, attic access, insulation, truss system, vapor barriers,
exterior wall coverings, EIFS (systems), light fixtures, soffits,
fascias, metal drip edge, trim molding, metal weep screeds, etc.
The final walk-through inspection should be scheduled and completed
prior to the final walk-through by the builder. This inspection
will identify any issues which requires attention or necessary repair
prior to closing on the home. A professional inspection by an
independent third-party gives you added piece of mind in the purchase
of your new home and helps your builder in delivering a higher level
of customer satisfaction. This process benefits both the buyer
and the builder.
